How to sign a lease agreement online
Renting a flat usually means matching diaries to sign in person, or the print–sign–scan loop twice over. When the tenant still lives in another city, it can drag on for weeks. Signing online solves both.
Is an electronically signed lease valid?
Yes. Spanish law does not require a residential lease to be signed by hand or before a notary: the agreement between the parties is enough and it can be recorded electronically. A simple electronic signature is valid between landlord and tenant and is commonly used.
Steps for landlord and tenant
- Prepare the contract as a PDF (or upload the Word file and it will be converted).
- Upload it to iSignYourDocuments choosing "Send it to be signed".
- Mark the signature fields. Place the tenant's (📍 Client's) and your own (✍️ I sign). Leases are usually signed on the last page and often on each page of the inventory.
- Sign your part before sending: the tenant receives it already signed by the landlord.
- Send the link by WhatsApp or email.
- The tenant signs from their phone and both download the signed copy within 7 days.

- Term and renewals: how long it lasts and how it renews or ends.
- Rent and indexation: amount, payment day and yearly update.
- Deposit and guarantees: how much and under what conditions it is returned.
- Costs: who pays community fees, property tax, utilities and minor repairs.
- Condition of the property: an inventory or photos attached avoids arguments later.
- Correct details: names, ID numbers and the exact address.
Frequently asked questions
Can we each sign from a different city?
Yes, that is exactly the case it solves best. Each party signs from their own device, at their own time.
What if the contract has annexes or an inventory?
Upload them all and generate a single link. The tenant signs them one after another with a progress bar.
Does the lease need registering?
Registering it at the Land Registry is not compulsory, though it can be advisable. Depositing the deposit with the regional authority usually is: check your region's rules.
