Electronic signature for private landlords
You are letting a flat, a room or a holiday home and the tenant lives 300 miles away. Upload your lease, send it over and let them sign from their phone. You sign afterwards, wherever you are.
What you sign
- Tenancy agreement Term, rent, deposit, bills and rent review, with its annexes.
- Room or house-share agreement For shared homes, with house rules and bill splitting.
- Short-term or seasonal let Students, relocated workers or holidays, without becoming a standard residential tenancy.
- Holding deposit agreement To reserve the property with a sum on account before the contract.
- Inventory and receipts The signed inventory and the rent or deposit receipts.
How you do it with iSignYourDocuments
- Upload your lease as a PDF The one you normally use or the one your solicitor prepared. Mark where the tenant signs and where you sign.
- Send it to the tenant By WhatsApp or email. If you like, tick "Collect a deposit on signing" for the deposit or the first month.
- You both sign and keep the PDF The tenant signs from their phone, you afterwards. You both receive the signed lease with its certificate.

Legal validity
A tenancy agreement is valid with a simple electronic signature in the EU (eIDAS), the UK (Electronic Communications Act and UK eIDAS) and the US (ESIGN/UETA): the law requires a written agreement, and an electronic document whose author can be identified and whose integrity is preserved counts as writing. The audit trail and certificate meet those requirements. Only leases that must be registered as deeds need the formal route.
With Pro: unlimited sends, several signers, reminders, your logo and name on every send, and documents kept for 12 months. €4.99/month, cancel anytime. Create your account to try it free for 7 days — without Pro you still get 3 free sends a month.
Frequently asked questions
Is it legal to sign the lease from a phone?
Yes. Simple electronic signatures are recognised in the EU, the UK and the US. The lease carries a timestamp and a record of who signed, when and from where.
Can I collect the deposit on signing?
Yes. With "Get paid on signing" the tenant pays by card right after signing. You need a Stripe account, created for free from your dashboard.
What about the inventory?
Upload it as a second document in the same link, or take photos and add them as images. The tenant signs everything at once.
How long do you keep the lease?
Seven days on the free plan, so you can download it; 12 months with Pro. Either way, download it and keep it: the signed PDF is yours.
